"Investors gravitated toward low-priced homes and condos; starter homes made up a record 2 in 5 investor purchases.”

It's not a crime or immoral to be an investor in real estate but it is both of those things when you grant access to capital to the least needy, and let them compete without restriction to purchase the most important asset in the capital structure of the most needy.

I think so much of this is a direct result of the insane ZIRP policies the Fed implemented and kept for a decade+. Everyone and their mother - including multi-billion funds - was in a desperate reach for yield, and real estate was a great place for wealthy people to go.

This is from 2020:

"Before 2010, institutional landlords DIDN'T EXIST in the single-family-rental market; now there are 25 to 30 of them, according to Amherst Capital, a real estate investment firm."

Agreed, it's the same reason your local car dealer is an ex-professional athlete, it's easier to funnel your very large paycheck into a small number of high priced assets than millions of widgets. The Fed is in the business of making billionaires which is why there's no restrictions on institutional ownership, keep putting reserves in bigger and bigger asset piles - maybe that's how the CRE problem gets solved - it really is a shell game in order to keep the bubble from popping. I once thought the SEC was letting BTC flourish for that reason and now I'm thinking that's why Elon is going to Mars - once we agree on the fiat value of planets we'll have another place for our excess reserves...

Listening to the Forward Guidance Warren Mosler and Vincent Daniel episodes back to back gave me whiplash.

I think the recent "pill" UAPs are some kinda ground based phased radar system creating plasma balls. I think there's a long history of wireless energy transfer testing out around groom lake, but I'm having trouble finding sources right now. Maybe they installed something like that on the Zumwalt.

I am definitely more in the Vincent Daniel camp than the Mosley one.

Enjoyed Leonard’s interview! Went deep and found he’s a Mizzou grad and started at the local paper. He’s my home boy! Have listed his books to get once I finish Whitney’s part 2 missive.

Massive amount of homework for the weekend here Rudy....hope it rains in the parched Midwest so I can inhale it all.

Salute 🫡 your amazing productivity.

Great stuff which will keep me occupied for most of the weekend....Did you listen to that Eric Weinstein and Joe Rogan marathon interview? Fascinating just to listen to....I have no idea where I actually "land" on the subject, but was interesting.

I'm skeptical of Weinstein. Listened to him a while back re:Epstein and my b.s. meter kept going off.

Same...but it was fascinating to listen to him for the context behind his grandeur and obvious motivations.

Yes, I listened to him a few times and mostly liked what he said but - I don't know.

He’s sketch for sure but couldn’t help being fascinated.

I think I'm relatively rational, sane (therefore, I am?), and the Jacques F. Vallée quote seems a much more realistic explanation on UFO's than what's travelling through media these days. Unfortunately, if Jacques is right, we would need a level of courageous leadership in the country / world that hasn't been seen in our lifetimes...might be easier just to believe the pitch from the evil ones for the little time I have remaining.

I think Vallee is warning us that - while there is something weird going on - the phenomenon probably is being used by humans to manipulate humanity.

That was my takeaway as well, kinda like covid, and trans, and BLM, and J6, and climate and every other out-of-proportion headline of the last 20 years, especially the last 5. Distractions that easily move the sheep away from the important topics for humanity, intuition suggests a plan and a reason and an owner, facts have yet to catch up...

Speaking of UFOs ... This wide ranging interview is well worth a listen. I have not read her work, but am familiar with it a bit (discussed a few years back on Mysterious Universe and elsewhere), she's worked with Jaques Vallée, appears to know him well. The notion of consciousness playing a major role in the phenomena is spot on I think.

"Koncrete " is a good channel overall, good interviewer, very long discussion format, huge range or topics.
