On multi family, does the spike in completions reflect the construction boom fueled by low rates … and the subsequent slowdown driven by the spike in rates? So, when the projects fueled by low rates are done, we will see the cranes disappear and the temporary glut will gradually transform to a shortage.

Yes. Many I've heard expect that once all the new supply is taken, rents will go up again, until the next building boom starts.
