Thanks for another great read. If you replace the “H” with a “D”, you could sell a bunch of those T-shirts! While the distress in the Office sector and highly leveraged private syndicators get the headlines, other property types with “normal” leverage face the same refinancing gap mentioned above. As these loans mature, it will become evident; however, I am hearing reports of banks extending so they can avoid taking these problem assets. Much like the Fed loaning against long-dated securities at par when they’re worth substantially less. We’re so damn over-leveraged everywhere we can’t afford the purge that’s necessary.

I spent some time in the Whisk(e)y business when I left college. I cannot stand that Scotch stuff and even though I am Irish I prefer bourbon - no need for that pappy van winkle stuff, I actually open and drink the bottle instead of letting it sit there and look at it. I am a fan of Makers Mark, Four Roses, Buffalo Trace and even faddish Bulleit. I dont like Jim Beam or Wild Turkey (tho the latter is ok with coca cola). I spend €35 max on a bottle and drink it straight over a few months, one or two shots when I need them or I bring a whole bottle if I am going to a party /bbq and know that I will get sick of beer. I have been at 3 parties this year where I drank most of a bottle on my own. Its a different kind of hangover with Whiskey only, better.

I think mElon is convinced that writers want to write long posts on X and get paid there. But, as a writer, I don't want to have everything I have ever published disappear because some Marxist who works for mElon decides something I post violates the terms of service there. So I don't trust his platform. I also don't think he wants any competitors. So everyone is viewed as a competitor to be destroyed. The mElon also claims to want to fight a culture war against the woke mind virus, but he insists it is rude to ignore the pronoun preferences of the ultra woke and he isn't interested in allies. He's a jerk.

I had an account banned the week of Jan 6 but I appealed this week and they re-instated it and apologised ... the new regime can see the problems they created in the past

I posted a well known quote from tropic thunder and tagged @jack and called him simpleIck - told him never go full R - they said it was ableist - in my original appeal in 2021 I asked them if they ever saw the movie, in my appeal this week I told them I see this quote used every day.

So miracles can happen, I am soured on the account and the platform.

I am soured on the culture that declares all comments favouring intelligence and athletic prowess as "ableist." Further to this point, the advocacy against effective prosthetics is mind boggling.

I would not like to live in the US right now, going by what I read on social media anyway, the karens and the liberal pinkos telling everyone what they can and cannot do.

The platform has kinda redeemed itself in a way but Musk seems to have made it all about him which in many ways is worse.

I probably needed a time out but I felt targetted by them, I made a comment one day about someone not even on the platform and that was a strike .... I made lots of comments about censorship and the one I mentioned above was in relation to the Hunter Biden laptop story.

I have to try so hard to not comment on twitter stuff I see and instead just mute people.

Instagram has this crazy feature where you can leave a comment and nobody can reply unless you follow them. Your own friends cannot even see the comment unless they somehow come across the same post. You get the last word every time ha ha

The kareninae and pinkos are mostly found in the big cities on the east and west coasts. Rural communities have very few and a low tolerance for their garbage philosophy. In cities in "fly-over" country it is still possible to challenge their absurd communist freemason doctrines publicly. In the 27 states which recognize the right to keep and bear arms, we have a better culture. Praise God. Amen.

I understand that is where they are located, can infer that the closer you are to liberal education centres the more of these types you will meet (and the tech companies had a role to play also)

I rarely spent time in any US state not on the coast - most of my 5 visits have been to NY, NJ, PA, CA. I get what you are saying.

I am more of a moderate who is turning conservative. I moved from Dublin, Ireland to rural Sao Paulo Brazil - there are comparisons with Ireland and USA- this part of the country is quite traditional and actually safe. It makes me think of "try that in a small town". The capital city in Ireland turned horrible after the pandemic.

That RFK Jr information he spoked about was unreal... That story needs to be re-upped against this backdrop of JFK revelations recently. JFK is one of my favorite movies, and Jim Garrison was quoted as saying "We're talking about a crime, nothing more nothing less" or something. These things just get washed away in the gutter of human consciousness, really sad. We are on our way out if we dont course correct, the baddies are winning.
